As a TIC sponsor, MNM provides through fractional co-ownership the opportunity to own high quality commercial properties available to individual investors.
MNM TIC investments are ideal for knowledgeable investors tired of personal day-to-day property management, but still attracted to the benefits of real estate ownership. MNM TIC investments share the full tax and wealth preservation benefits of solely-owned real estate, typically offer the same or better cash flow, and eliminate the headaches of day-to-day management. They also provide long-term investment appreciation potential.
MNM TIC investors are directly on title to the property and are allowed to sell their interests to other TIC investors and to buyers outside of their MNM TIC agreement. MNM TIC agreements include other aspects of the IRS guidelines and allow all participants to benefit from a structured operational agreement. IRS regulations changed in just the past few years recognizing tenant in common investments (TIC's) as 1031 tax deferrable, effectively creating a new asset class in the investment arena for commercial real estate in general.
There is currently and will continue to be a demand for "Private Placement" commercial real estate investing, which allows a group of investors to combine their resources to purchase quality, commercial investment properties in Northern California. MNM Partners, LLC allows cash investors, self directed IRA's and existing property owners (seeking to transfer existing equity as tenants-in-common through a tax-deferred 1031 exchange) to increase their cash flow, achieve a higher growth rate on their equity appreciation, and alleviate the stresses of direct property management
Our sponsorship role includes locating, financing, acquiring, and raising TIC equity. We perform all due diligence on each property and provide property and asset management. We can also identify, interview, and propose third-party property and asset management companies for vote and approval by the MNM TIC Co-Owners. We also supervise and coordinate the closing on behalf of all exchanging TIC Co-Owners and the lender.
