We invest as a TIC sponsor ONLY in Northern California. We have lived and worked in the Bay Area for 30 years, therefore we believe one should "invest in what you know".
We are a small boutique firm sponsoring 2 to 3 projects a year. We manage all our properties for our TIC co-owners.
We will only sponsor a project if we can get positive cash flow from day one. We believe appreciation will happen in Northern California; we are in business to build cash flow.
We limit our fees/load, then push back our organizational fee into the deal, co-owning 10% to 20% so as to align our interests with our co-owners. We are in business for cash flow, not fees.
All our returns INCLUDE our load AND Federal income taxes.
